The layout + plans

The layout has been determined by our landscape Architect. He has ensured that the buildings are located in areas of the quarry bed in order so as not to be seen from public viewpoints.

The site plan

The site is located alongside the A6, having access just into Back Street. We have undertaken a detail topographical survey of the main part of the site being developed, including the access. The remaining 15 acres of woodland have been surveyed by our Ecologist.

Standard Foundation Unit Types

The villas have designed and engineered to form the standardised building that the foundation plans to build in all other locations. The unit types use standardised modules that are linked together to form a range of apartments offering different sizes of accommodation that can be seen here.

Proposed access and footpaths

This has been located near to, but a safe distance away from the A6. This means that very few trees are needed to be removed. The objective was to ensure that the rural character of Back Street remains as it is today. A new permitted footpath is planned running parallel within the site. This will create a safe footpath route to and from the A6 with no adverse effect to Back Street itself.

Our landscape Architect has identified those public locations which the development is most likely to be seen from. These are mainly along the public footpath to the east of the site that travels north south along the site’s boundary. These views and the methodology used to give an accurate presentation of the development is explained here.

What is the total acreage of the proposed site and how what percentage of the site is to be built upon?

The overall site is 20 acres. The former quarry bed, which is where the buildings are located, is 4.5 acres.

How many apartments are planned in total on the site?

There will be 76 one bedroom apartments catering for mostly single people of all ages. There will be 36 one-bedroom apartments catering for mostly, but not exclusively, older people who need half or full board hotel services in their own home.

Has planning permission been granted?

No, planning consent has not yet been granted. This is a consultation period, prior to the application being considered when there will also be further consultation.

Can the proposal change after the planning application has been granted?

No, changes will require another application. Only minor amendments to building materials, road surfaces and landscaping can take place. However, these changes would also require approval from the planning department.

How many trees and hedgerows will be removed during the build and will these be replaced elsewhere?

No hedgerows will be removed. The hedgerow alongside the public footpath will be reinstated. Only the more recent, self-seeded common trees in the bed of the quarry will be removed. The remaining woodland will be retained by the Foundation. This will be subject to a 25-year management plan which may include the removal of some trees.

Are there public safety concerns raised by removing trees along Back Street?

Apart from some trees near the junction to the A6, we are not disturbing this line of woodland. We respect the contribution this group of trees make to the character of this part of Back Street. We’re ensuring that the buildings within the site are not near these trees and that no drainage or service media is routed through them. The proposed footpath running parallel with Back Street will be along existing contours. In some areas, it will be constructed above the normal ground level to maintain minimum gradients. Any safety concerns regarding the existing trees would be addressed with the Highways Department as a separate exercise.

Your proposed development is well-screened from the main A6 but not from Green Sand Ridge: walkers will look straight down on the development. Can this be screened in some way?

Yes, there are a few sections where you may see some of the buildings. We plan to reinstate the fence and planting along this footpath.

Will the site be visible by pedestrians walking on Back Street?

No, except for one short section, all the trees within the site alongside Back Street are being retained, except for a limited number close to the A6 where the entrance will be constructed.

Will your proposed circular walk be open for local people to use or will it be private?

The circular walk will be a permitted footpath and, as a rule, the public would be welcome.

Will this circular route connect to existing public footpaths?

Yes, at the north and east along Greensand Ridge. Subject to planning, we hope to connect the western footpath as well.

We’ve been walking our dogs here for years: will local people still be able to roam freely on the developed land?

We ask that you keep to the permitted footpaths but we would like to encourage the use of the facilities available, including the café.

Isn’t the fact that the entry road into the development is so near to the A6 likely to be dangerous?

The new access will be some distance away from the southbound carriage of the A6. This provides space for vehicles turning left into Back Street, and then into the site.

Will you run a minibus service to the village or further afield, and will this be also available for village residents and local people too?

No. People have different life skills and resources: some will be able to drive, others won’t and we would hope people would car share.

What events are you planning for the amphitheatre?

Events that bring people of all ages together: simple low-key events such as children’s parties, book launches, music and spoken word and of course it would provide opportunities for local talent in the performing arts.

Events held in the open-air in the amphitheatre will be noisy for people living on or near Back Street: how can you alleviate noise pollution?

The amphitheatre is located on the edge of the woodland. The stage faces the woodland to the east. Two of the buildings will be between this performance space and the properties in Back Street and that will alleviate any extraneous noise.

Will your proposed circular walk be open for local people to use or will it be private?

The circular walk will be a permitted footpath and, as such, the public would be welcome.

Will this circular route connect to existing public footpaths?

Yes, at the north and east along greensand ridge. Subject to planning we hope to connect the eastern footpath as well.
